Booking Process

(If you missed any steps below, the payment will NOT be qualified as NON-Fee option. The fee charged will not be shown when the payment is made, it is charged when it was received, and the fee charged (4%) it will be decucted from the security deposit)

1> Have a confirmed paypal account - contact paypal for confirm process
2> Log into your confirmed paypal account
3> Make payment to "flvfv@sbcglobal.net"
4> Choose "Paypal Balance" or "e-Check"
5> Choose "Personal", and you can choose any reasons listed there. (commly missed step, be careful here)
6> Make the payment

Detailed Instruction for PayPal No Fee

Bookings of 2-month BEFORE check-in date

(Only use this section if it is more than 2 month from check-in date. Please see the next section if it is with in 2 month from your check-in date)

1> Agree with the travel date and rental amount between renter and owner.

2> Renter will download and fill in the contract/rental form (click to dowload) (ONLY use this form if the date is more than 2 months from check in date), sign and return the contract along with required payment -- booking deposit. You can leave the property ID and address in blank, I will fill in for you.

Note: Contract could be returned by mail, e-mail with scan or by fax 408 486-4144.
Minimum booking desposit is $200. In general $200-$300/wk, $30-$50/day, depending on the season. It will be specified in the e-mail.

Click the "Buy Now" to pay by credit card ONLY to (you do not need to have a paypal account to do so), 4% fee.

3> Once required booking desposit is received, the date will be blocked for the renter.

4> The remaining balance of rental (inlcuding tax, pool heating fees) and refundable security deposit is due 2-month before check in date.

5> A welcome document will be send (e-mail) to renter 2-weeks in advance from check-in date (or the payment clear date which ever comes later) , given the conditional of full payment is confirmed/cleared; it will have details info about the direction, code for key lock box.

6> The property will be inspected the the property manager after guest check out, then the refundable security deposit will be refunded accordingly 10-15 business days after check out.

Bookings WITH IN 2-month from check-in date

(Including last minute bookings)

1> Agree with the travel date and rental amount between renter and owner.

2> Renter will download and fill in the contract/rental form (click to dowload) , sign and return the contract along with required payment -- full payment. You can leave the property ID and address in blank, I will fill in for you.

Note: Contract could be returned by mail, e-mail with scan or by fax 408 486-4144.

Full Payment = Rental (including pool heating and tax) + $300 refundable security deposit.

DO NOT send personal check if it is less than 3 weeks from check in date. It take about 2 weeks to clear a personal check, and before check is cleared, you will not get the check-in information.
